you can get 70 life regen with a single 1,5% node on 4667hp. Sure it's good, but it's nothing spectacular.
10 mana regen is also nice, and with enough % regen nodes will become quite powerful.
-50 phys dmg received is great when combined with AA.
40% increased armor is quite good.
hp is always good.

-40% ele resists is a huge setback by itself. It basically forces you to use purity, because you're essentially giving up 60%+ ele resistances because a rare belt can have ele res. You will have to be pretty damn rich to make up for this drawback.

-10% to max resists is insane. if you can somehow manage to get your ele res back to 75% after this, your resistances will be 40% less effective than without the belt with the 85% res you'd have in it's place (not to mention overcapping your resistances by a lot).


If someone can actually manage to create an endgame build with this belt... I suspect such a build would be stronger without the belt.
