How do you learn to price items?

I was just wondering for people who trade a lot, how do you price your items?

Is it just a matter of understanding the economy and learning it over time? I suppose the last of each of the different amours will go for more because they are used for end-game and the higher item level the better because you can roll higher affixes. I guess sockets and links also come into consideration when pricing.

I understand (I think) that resistances and life come into play on the value of the item too.

Is that all correct? I rambled a bit but I just find it hard to look at items which I know of are of good use but to give them a specific value seems tricky.

Any thoughts, advice or tips?

standard anarchy value iir iiq even an item without anything can be valuable if it has high mf values 43+

hc onslaught the best armor will be considered mediocre if it has no liferoll
iir iiq is more of a ... really why couldnt it be soemthing else mod

those are basics

learning when an item hits the jackpot range is knowing mod limits

just an example

a circlet can have 176% es and +72 which will turn it into 500+ es (jackpot) 15ex+

however those are 3 perfect rolls you achieved which makes the probability to roll such an item really small
120% es
72+ es
and 56% doubleroll

take away the doubleroll and you look on 400 es pretty awesome would sell for at least 4ex in onslaught

now we have not perfetc rolls like 90% 60 or something which would result in bit over 300 es and you are down to 20 chaos

Like pretty much everything else. Pay attention to what other people are doing. Learn from your mistakes. Patience.
I don't trade a lot, and I price specific items this way:

1. Pick out stats which make me think the item is valuable (high es/ar/eva, iir, iiq, 40+ resists etc). 5L and 6L definitely add value, 4L and 6S add it too, but not much. Understanging of mods and their ranges helps a lot here.

2. Use shop indexer to search for items with similar stats and buyouts specified. Try it with 1, 2, 3 stats. Learn better which stats and combos are most valuable. Sometimes I find much better items with one alchemy b/o, and know the item is trash.

3. If the item still seems valuable, find old trade topics with similar items and find out what they go for.

It's easy to price uniques this way, just search by its name.

Some items are valuable because they have top tier mods only and are exaltable, but are not that impressive yet. This is another reason to understand mods.

The safest way: use poe.xyz.is, find an item that is similar in stats to you, check their c/o or b/o, then go from that.

Evidently if an item similar for you has 3 exa in b/o and it hasn't sold for a week, you can't expect to get 3 exa for it XD.

Yeah check the 3rd party sites to get an idea and then undercut the value a little to make sure it sells since the trade system is so awful and you want to spend as little time as you can dealing with it.

Playing many different builds helps a lot too.

Some rares will look like total junk until you've played a build that would kill for a very specific set of mods. I've vendored many rares only to later find out how awesome they would've been on a character I made later on.
