Moved house now having bad ping only in PoE

I just moved house and tried playing poe, when i first load into my hideout my ping spikes a little but no issues, once i enter a map my ping spikes to 100ms+ and continues to spike when i return to my hideout or any other instances, I have tried a VPN (exitlag) on all AUS settings they have, and different ethernet ports on my router + restarting my router and my pc. I dont have issues in any other games I have tried
