"rolling" armor, helmet, gloves, etc

Is it efficient or wasteful to "roll" high item level (lets say level 85) items with chaos orbs? Like the best base item...

Like I'm hoping for life + armour + resistances + the ability to add an enchantment (like more resistances or increased attack speed).

But I don't know if this would be productive or if it's better to see if I can trade 20-40++ chaos per each item

I would say wasteful in most cases. There is likely a more efficient way to craft them than chaos spam. Some possibilities may be fossil, essence, harvest and there are others. Or yes, using your chaos to by something if in trade.

Thanks. I think that makes sense. I don't really understand crafting well, but essences make sense. I guess the more affixes...the harder to get..
Yeah there's a fair bit too it which is why your option of buying an item with the stats you want might be a good option while learning. Using those other currencies is probably fine but you chaos will likely be more valuable than the rolls you get by randomly crafting. Rog is something else to try, it takes a bit to learn as well, but you will probably get better results than chaos orbs.
